Welcome to Manatee Villa. A privately owned luxury villa just 10 minutes from Disney Orlando in Kissimmee, Florida. This really
is the perfect place to use as a base to explore some of the World's most popular theme parks and just a few minutes
away from some of the lovely restaurants, shopping and attractions that the Orlando area has to offer.
Manatee Villa will sleep up to 8 people in total air conditioned comfort. It is luxurious, spacious, bright and airy with all the comforts of
home. You can visit a theme park every day or just laze by the pool with a nice cool drink. You can eat out every day at one of the many local restaurants or just stay in and cook - the
choice is yours. Manatee Villa gives you the added flexibility of being able to do as much or as little as you choose.
We have spent many hours selecting the furnishings to ensure that everything is up to the standard we expect to provide
our guests with the perfect stay. Our beautifully designed, screen-covered pool is ideal to relax
and watch the spectacular sunsets after a hard day at the theme parks. We are stuated on a lovely, peaceful
development just off Poinciana Boulevard and just 5 minutes from the many shops (including two huge Walmarts),
restaurants and attractions of US 192.
When you walk through the front door you are greeted with a cool, spacious, light and airy entrance hall leading
through to an open plan Kitchen, Living and Dining area which provides a comfortable place to eat, drink and relax.
The high cathedral ceilings throughout make the rooms seem even bigger. This is a real home from home.
On the right you have the Kitchen, which is equipped to the highest standard with everything you need for your stay.
There is a fridge/freezer with ice maker, full sized electric cooker and oven, microwave, dishwasher, coffee maker, juicer,
toaster, electric kettle, pots and pans and a teapot for the Brits. You can do as much (or as little) cooking as you choose.
You will find an ice bucket, plastic plates, glasses and cutlery for use in the pool area.
The small nook will seat 4 people for breakfast or for that quiet chat over a nice cup of tea or coffee.
 On the left is the Dining/Living area. The formal dining table seats 6. This leads through an columned archway into the Living area.
The Living area has two luxurious hand stitched leather sofas and features a 42" HD TV with cable, Movies On-Demand, DVD player and a
Playstation2. There is a selection of games, movies, cartoons, books and board games for your use. There is a ceiling fan to add
to your air-conditioned comfort in the hot and humid summer months. A sliding door leads out to the lanai, pool and deck area.

The private, fully screened, heated pool and deck area is the favorite place for most of our guests. The deck gets the sun
from around 10am through to dusk. It has lovely views over a small landscaped lake. The children will love playing in the pool.
We have regular visits from the birds and wildlife that visit the lake. The ducks are very friendly and regularly stop by the
villa waiting for some scraps of bread. The pool area is spacious and we have a removable safety fence erected to give additional peace of
mind for families with young children.
 The pool deck area is furnished with four reclining sun loungers, two small side tables and a large sun umbrella. The Lanai
provides some welcome shade and has a table with four chairs for eating outside.
The Master Bedroom with ensuite bathroom has views over the pool and lake and has a queen sized bed. There is a dresser
with large mirror, chest of drawers and bedside drawers providing plenty of storage.
There is a 32" cable HDTV, phone and radio/alarm clock. The Master Bathroom has walk in shower, Roman bath,
his'n hers sinks, large mirror, a dressing room/walk in closet with plenty of hangers, a toilet and a hairdryer.
All of the bedrooms have ceiling fans, bedside lamps and radio/alarm clocks for additional comfort.
The Disney themed bedroom is a big hit with children young and old. There are two twin beds, walk in closet and chest
of drawers providing plenty of storage. There is a small Mickey chair and some Disney friends.
Bedroom 3 has a double bed with 30" TV, a dresser with large mirror and chest of drawers and a walk in closet providing plenty of
storage. The shared bathroom is situated between Bedroom 3 and the Disney bedroom. It has a bath/shower, sink, toilet, mirror
and a hairdryer.
 Bedroom 4 has two twin beds with views over the pool and lake, a walk in closet and chest of drawers providing plenty of
storage. The toilet/washroom is opposite this bedroom.
From the kitchen you walk through the utility room into the garage. The utility room has a top loading washing machine
and tumble dryer as well as mop, sweeping brush, vacuum cleaner etc.
We take great pride in the quality of service we provide to all of our guests. Our first class management company
are just minutes away and are readily available to answer any questions or assist with any problems that arise
during your stay.
We regularly visit the villa with our grandchildren so there are two cots, a high chair and small stroller for your use.
